When clients tell me they’re thinking of selling, the first thing I tell them is that you don’t need a gut renovation to get a great result. You need a plan, a little polish, and someone in your corner who tells you what actually matters.
Here’s how I walk my sellers through it.
1. Start with information, not guesses.
I like to get inspections done before we list, usually home, termite, and roof. Surprises are much easier to handle on your timeline than in the middle of a buyer’s contingency period. With construction and development in my background, I’m always looking at what’s behind the walls, because buyers will too.
2. Get your paperwork in order early.
California disclosures are extensive, and San Francisco adds its own. Permits, repair records, HOA documents: when it’s all organized upfront, buyers feel confident, and escrow runs more smoothly for everyone.
3. Edit your space.
In San Francisco, square footage is precious, and clutter makes it feel even smaller. Clear the counters, thin out the furniture, and tuck away the personal photos. We want buyers to picture their own life here.
4. Handle the small stuff.
Chipped paint, sticky doors, and burnt-out bulbs may seem minor, but buyers notice, and they start to wonder what else has been overlooked. These are inexpensive fixes with a big payoff.
5. Refresh, don’t remodel.
Fresh neutral paint, refinished floors, and updated lighting often go further than a major kitchen project. Put your money where buyers look first: the entry, the kitchen, and the primary bedroom.
6. Showcase what makes your home special.
Bay views, morning light, original Victorian or Edwardian details, a garden, a garage: these are the things that set a San Francisco home apart. Beautiful photography matters, and twilight shots can be stunning for view properties.
7. Price it with strategy.
Pricing is one of the most important decisions in the whole process. A home that sits can lose momentum and, often, value. Values can shift from block to block here, so I look closely at the street, the micro-market, and what buyers are responding to right now.
The bottom line: A well-prepared home shows better, photographs better, and negotiates better. My goal is for you to feel informed and confident at every step, with no surprises.
Curious what your home could be worth? Let’s talk. I’d love to put together a personalized plan for you.
