Six tips to prepare your home for sale quickly

It's not too late to catch the late wave of summer buyers as prices continue to strengthen.

Our neighborhood has seen a strong summer given the economic conditions, which have been dominated by interest rates staying stubbornly high at around 6.75%, according to Freddie Mac.

However, the market is nicely balanced with buyers willing to strike a deal, especially if the seller is willing to make a few concessions along the way. 

Recent Zillow data suggests 26% of sales across America in May were completed only after the seller had offered to discount their price.

As an experienced realtor in your neighborhood, I know that properties with an excellent presentation will often attract interest from more than one party, negating the need to even discuss a discount.

The quality of your home's presentation is all-important if you want to maximize the value. With the median price of houses across America now at a record high of $435,300, there's every reason to believe you're going to have a successful sales experience.

However, inventory levels are up locally and nationally as more folks look to capitalize on the real estate market. Listings have risen 17% year-over-year, according to June property data from Zillow. That means you should assume there's going to be plenty of competition from rival sellers.

Here are six tips to achieve a successful sale in today's market:

Research the market – Analyze comparable sales in your neighborhood over the past six months. Take note of each property's square footage, bedroom count and features. The final sale price is the key piece of data, so don't worry about what was asked. This work will inform your discussion with your agent about an appropriate price to ask for your property.

Partner up – Interview several agents before picking your most important ally. You need someone who has experience and understands the local market. They should present a data-driven marketing plan and provide evidence of success at selling properties similar to yours. Most importantly, you want a good rapport based on open and honest communication.

Be prepared – Six weeks is a good preparation time. Dedicate your weekends and a few evenings a week to decluttering and depersonalizing your home. Also, book in contractors to address any small repairs that might be needed.

Deep clean – Hiring a professional cleaning service is a great idea just before your home lists. While most of us are fine with cleaning a home, the professionals address every issue. They'll pay special attention to the kitchen and bathrooms. 

Curb appeal – As every agent says, “first impressions are everything”. Ensure your garden is tidy with the lawn neatly mown and hedges trimmed. If required, consider repainting the exterior. Also, powerwash paths, the driveway and siding so everything is meticulously clean.

It's showtime – Be prepared to accommodate buyers at short notice once you've listed your home. Keep your home clean and clutter-free. Before a buyer arrives, pull back the drapes, open the blinds and turn on all the lights. Hide items like pet food bowls and car keys. You want to create an atmosphere in which a buyer can picture themselves living in your home.
